Where I work
Pick a community and start there
Every area around Edmonton has its own permitting, school catchments and builder mix. Here's what you should know about each before you start looking.
Edmonton
River valley in the middle, new communities on every edge.
Sherwood Park
Technically a hamlet — one of the largest in Canada.
St. Albert
The Botanical Arts City, built along the Sturgeon River.
Beaumont
French roots, a hilltop church, and fast new growth.
Leduc
Airport, Nisku, and Telford Lake.
Fort Saskatchewan
A river town with sheep mowing the park.
Spruce Grove
The west-side option, paired with Stony Plain.
Stony Plain
Murals downtown, farmland at the edges.
How I can help
Three ways people usually start
Buying
Pre-approval through possession day. I'll tell you what a place is actually worth, what the inspection found that matters, and when to walk.
Learn moreSelling
Pricing built from comparable sales rather than hope, proper photography, and a negotiation strategy set before the first showing.
Learn moreNew builds
Builder contracts are written by the builder's lawyer. Bring me to the show home on your first visit and I'll represent you at no cost to you.
Learn moreMy focus
Most people walk into a show home unrepresented
The area sales representative in a show home works for the builder. They're often good at their job — but their job is the builder's interests, not yours.
If you register at a show home without your own agent, you usually can't add one later for that builder. That one step, taken in the first ten minutes of a Saturday drive-around, decides whether anyone is reviewing your purchase agreement on your behalf.
Bring me along on the first visit instead. In most cases my commission comes out of the builder's marketing budget, so representation costs you nothing.
Alberta's 1-2-5-10 warranty
Every new home built in Alberta carries mandatory warranty coverage under the New Home Buyer Protection Act. It attaches to the home, not to you — so it carries over if you buy a three-year-old build.
- 1 year
- Materials and labour — flooring, trim, cabinets, fixtures
- 2 years
- Distribution systems — heating, electrical, plumbing
- 5 years
- Building envelope — roof, exterior walls, window installation
- 10 years
- Structural — frame and foundation
Coverage limits and exclusions apply. Confirm the specifics on your own warranty certificate and Alberta's public registry.
What's your place worth right now?
Not an automated estimate scraped off a website. I'll pull the comparable sales in your neighbourhood from the last few months, account for what's actually different about your home, and walk you through the number. No obligation to list.
What you can expect
Four things you can hold me to
I'm early in my real estate career, so I'm not going to show you a wall of reviews I haven't earned yet. Here's what I'll commit to instead.
Your call gets returned the same day
Not a full calendar, not an assistant, not a callback next week. Real estate moves fast enough that a two-day reply is a lost house.
You get the number, not the pitch
If the comparable sales say your home is worth less than you hoped, you'll hear that before you list — not after three price reductions.
I'll tell you when to walk away
Some deals shouldn't happen. A commission is not worth putting someone into a house with a problem they can't afford to fix.
A brokerage behind the advice
MaxWell Polaris has been in Edmonton for decades. For anything unusual — odd title, tricky condo documents, a contract clause worth a second opinion — I have that bench to draw on.
