For sellers

Priced properly, presented properly, sold

Overpricing costs you more than underpricing does. A listing that sits gets stale, and stale listings sell for less than they would have on day one.

What I actually do for you

Pricing from comparable sales

Not from what the neighbour asked for, and not from an automated online estimate. I pull what has actually sold nearby, adjust for the real differences, and show you the working.

Preparation before photos

The cheapest return in real estate is decluttering, touch-up paint and light. I'll walk your home and tell you specifically what's worth doing and what isn't.

Professional photography

Most buyers decide whether to book a showing from the first three photos. Bad photos cost more than good photography does.

MLS® and syndicated exposure

Your listing goes on the MLS® System and out through the MaxWell Polaris network and the syndicated portals buyers already use.

Feedback and adjustment

If showings aren't converting, we look at why — price, photos, condition or access — and change something. Sitting still is a decision too.

Negotiation and close

Offers get evaluated on all their terms, not just the number. I'll tell you which conditions carry real risk and where there's room to push.

Start with the number

Before you decide anything else, you need to know what your home is worth today. That valuation is free and comes with no obligation to list with me.

Request a home valuation

Selling a home built after February 2014?

Alberta requires that a home built under the New Home Buyer Protection Act has registered warranty coverage before it can be listed for sale. I'll confirm the registration before your listing goes live so it doesn't hold up the sale later.

Thinking of selling?

Tell me about the property and your timeline. No pressure to list.

Your details are used only to reply to this enquiry. No lists, no sharing.

Still deciding whether to sell this year?

Worth a conversation before you commit either way. I'll give you the honest read on your timing, including if the answer is wait.
