Strathcona County

Buying and selling in Sherwood Park

Technically a hamlet — one of the largest in Canada.

Sherwood Park sits immediately east of Edmonton in Strathcona County. It has the population and services of a mid-sized city but is formally a hamlet, which is an unusual quirk of Alberta municipal structure and something buyers moving from out of province often ask about.

Employment in the area leans heavily on the industrial and energy corridor to the north and east, which means a lot of buyers here are optimising for a short commute to Refinery Row rather than to downtown Edmonton.

Distance to Edmonton

About 20 minutes east of downtown Edmonton

What Sherwood Park is known for

  • Short commute to the industrial and refining corridor
  • Strathcona County recreation facilities and trail connections
  • A mix of established 1970s–90s neighbourhoods and newer south-end development
  • Separate county services and tax structure from the City of Edmonton

Where new homes are being built in Sherwood Park

Cambrian Northeast

Sherwood Park's main active new-build community, with single-family homes, laned homes and townhomes across several phases.

Hearthstone North

A newer community with phases being released as infrastructure is completed, so buyers can get in early.

Bremner Northeast (planned)

A large future growth area for Strathcona County. Worth watching if you're planning a purchase over the next few years.

Phases sell out and new ones open throughout the year. Ask me which are actively releasing lots right now.

Established neighbourhoods

Established areas range from the original 1970s neighbourhoods near the centre to Summerwood, Aspen Trails and Salisbury Village in the south. Many established areas have walking paths connecting to parks and schools, which is one of the main reasons families choose the Park.

Schools

Sherwood Park is served by Elk Island Public Schools and Elk Island Catholic Schools, with francophone options through the Conseil scolaire Centre-Nord. Both boards publish attendance areas, so check the address before you commit.

Getting around

Baseline Road, Wye Road and the Sherwood Park Freeway connect to Edmonton, and the Anthony Henday runs along the west side. Highway 16 is close for anyone commuting to the industrial areas north and east.

What to check before you buy in Sherwood Park

  • Strathcona County property tax and utility rates, which differ from the City of Edmonton — compare the total monthly cost, not just the price.
  • Distance to the refinery and industrial corridor if you're sensitive to traffic or industrial views.
  • Phase timing in new areas: early phases mean living near construction for a few years.

Who it tends to suit

Families working in the industrial corridor, and buyers who want county services and a self-contained community close to the city.

If you're buying new here

Newer construction is concentrated in the south and southeast of the hamlet. County permitting and levies differ from the City of Edmonton, so timelines can differ too.
