For buyers
Buying a home, without the guesswork
Most of the stress in a purchase comes from not knowing what happens next. Here's the whole sequence, start to finish.
How a purchase actually goes
Six stages. Some take an afternoon, some take weeks — but nothing here should be a surprise when it arrives.
- 01
Get your financing sorted first
A pre-approval from a lender — not an online calculator — tells you your real budget, locks a rate for a period, and makes your offer credible. Do this before you look at a single listing, or you'll fall in love with something you can't write on.
- 02
Set the brief, not just the price
Commute time, school catchment, lot orientation, whether you can live with a rear lane. We turn those into a short list of communities and property types so searching stops being infinite scroll.
- 03
See places properly
I'll book showings around your schedule and tell you what I notice — grading, foundation, moisture staining, the things that photograph beautifully and cost money later.
- 04
Write an offer that holds up
Price is one term of many. Conditions on financing and inspection, possession date, what stays with the house, deposit timing — the structure of an offer often matters more than the number at the top of it.
- 05
Conditions and inspection
An inspection will find things. My job is telling you which ones are normal for the age of the home and which ones justify renegotiating or walking away.
- 06
Possession day
Lawyers, lender, final walkthrough, keys. I stay involved through this part because it's where avoidable problems show up.
What it costs you
On most residential resale purchases in Alberta, the seller's listing agreement covers the commission for both sides — so buyer representation typically costs you nothing directly.
What you should budget for separately: your lawyer's fees, the home inspection, title insurance if you choose it, property tax and utility adjustments at closing, and your down payment.
I'll give you a written estimate of these before you write an offer, so closing day doesn't come with a number you weren't expecting.
Start a search
Tell me your budget and where you're looking. I'll send matching listings and flag the ones worth your Saturday.
Your details are used only to reply to this enquiry. No lists, no sharing.
Know exactly what you want? Fill out the full search profile and I'll build your custom search from it.
First home? Start with a conversation, not a listing.
No pressure and no obligation. Fifteen minutes on the phone will tell you more about your options than a weekend of open houses.
